Obtain a Notice of Complete Application from the Office of Strategic Planning staff. This document lists the required steps for a public hearing. The public hearing date will not be scheduled until the applicant receives the Notice of Complete Application. If the applicant does not have a sign, the Office of Strategic Planning staff can provide an electronic template. The Office of Strategic Planning staff can also provide standards and requirements for a public notice sign. City Code has requirements for signs. Once a public hearing is completed, the sign can be removed.
Requirements for a major site plan
A site plan contains the general topography of a property. A site plan can be combined with existing topography to create a more detailed map. It must show the location, height and design of buildings, as well as all paths and other non-structural improvements. The plan should also show vehicular and pedestrian circulation, egress, and parking areas, and any existing development, including trees. The Planning Board can use this plan to approve or reject the site plan.
The topographic features should include a key map, which should identify topographic features and identify boundaries. It should also identify existing easements, rights-of-way, and natural features. Soils should be characterized with respect to drainage patterns and load bearing capacity. The plan should also show flood hazard areas, wetlands, and groundwater depths. The key map should be drawn to scale and ideally show all boundaries and contours at five feet.
Signs required
State and federal laws govern signs placed near public roads. Regulations for signs at state highways vary according to location, size, and characteristics. In addition, the New York State Department of Transportation recently revised its Commercial Electronic Variable Message Signs policy, which took effect on January 5, 2015. The following are some of the regulations that apply to conventional signs. For a complete list, visit the state Department of Transportation’s website. It is also available in regional offices.
All signs must be visible to pedestrians and must be easily readable. They must also be placed in an area that is zoned for industrial or commercial use. For safety reasons, signs are not allowed on residentially zoned property. In these instances, they must be approved by the Plan and Zoning Commission. Listed below are some general rules for signs required at major sites. You must comply with local and state laws to display signs.
Neighborhood meetings required
According to the Memphis and Shelby County Unified Development Code (UDC), all neighbors must be notified about any proposed major site development, and the community must participate in a neighborhood meeting before the project can be approved. The notice must include the proposed project description, map, and public hearing date before the Land Use Control Board. The applicant must contact the officers of any neighborhood or business associations to let them know of the proposed development. Once the neighborhood meeting has been held, the applicant must then submit the completed sign-in sheet to the Planning Board for review.
The neighborhood meeting process is an essential part of the planning process for most development projects. 안전놀이터 These meetings are an opportunity for neighbors to voice their opinions about a proposed development before major design expenses are incurred. The process is usually short, lasting between thirty and sixty minutes, but larger or more complex projects may require several. To find out when the next neighborhood meeting is, check the project’s postcard. The project representative will take the feedback into consideration and update the proposed plans. After receiving community feedback, the project representative can submit a zoning permit.
